Uptown Waterloo North is a mature part of the city that has undergone a huge transformation to higher density accommodation consisting of rentals, townhouses and apartment style condominiums. Here you’ll find a high proportion of student housing serving both of Waterloo’s two universities, also located here. The existing older housing stock, dating from the 1950’s and 1960’s, has gradually seen a transition to lower income earners and student rentals over the years. Rezoning and densification has completely changed the landscape of this area and the skyline itself. The area is certainly attractive for professional investors, landlords and condominium owners, and much of the redeveloped portions are classed MU zoning allowing for businesses such as restaurants on street level and residential accommodation above. Investors have bough up a fair bit of the older housing stock some years back.
