Lakeshore North is a peaceful, mature suburban community located directly north of Northfield Drive and neighbouring Lakeshore to the south. Developed in the late 1970s and into the 1990s, this area is known for its family friendly vibe, offering properties across a wide range of price points, sizes and styles. The countryside and nature are both right at hand with Laurel Creek a stone’s throw away. Commuting is effortless thanks to quick access to the expressway and the nearby ION LRT. Groceries and shopping couldn’t be easier, despite Lakeshore North’s quiet nature.

What to Expect From Homes in This Neighbourhood

Buyers will find a quiet, well maintained environment filled with mature trees and established greenery. The more northerly portions of the neighbourhood showcase some gorgeous upscale homes sitting on generous lots that frequently back into bush. The rest of the community reveals a diverse mix of housing across a wider range of budgets, including semis, detached homes and low rise condos. Northlake is the main ring road, with plenty of quiet safe, low-traffic side streets running off of it.

Architectural styles reflect popular late-20th-century suburban designs, including two-storey detached, back splits, side splits, raised and regular bungalows, and two storey semi-detached homes. Layouts feature functional floor plans designed for everyday living, with the bulk of properties having an attached single or double car garage as well. The larger or newer homes here will have a master with ensuite, giving these homes a contemporary feel. Larger lot sizes, grand entrance-ways and landscaped yards backing onto greenspace are a nice plus in the pricier homes. Basements across the neighbourhood are commonly finished to provide a recroom, extra bedrooms or home office space.

Construction & Mechanical Specs

Timber frame construction is the default, clad in brick, siding, or a combination of the two. Foundations are poured concrete, with sump pumps as factory equipment after 1985. Electrical service is normally 100 amp breaker with mostly copper wiring throughout Lakeshore North, although some of the older homes in the south-end may be wired with aluminum. Larger, updated homes and those with car chargers will often have 200 amp panels instead. Heating is forced air gas although many of the older semis will use electric baseboard instead. These homes do not have duct work installed making for uneven cooling with wall mounted heat pumps. For homes heated with gas, an AC unit or a heat pump provides cooling through the home’s existing duct work. Waste plumbing piping is ABS, the industry standard. Copper is the default for water supply lines.
