What to Expect From Homes in This Neighbourhood
Housing in Beechwood covers a wide span architectural styles, property types, and price points. The area has everything, from grand estates on spacious lots to accessible townhouses and lower income rental properties, as well as plenty of mid tier residences and condos.
Property Styles & Layouts
While a few peripheral properties date back to the post-war era, or even earlier, the bulk of Beechwood’s development began in earnest during the 1960s and flourished through the 1970s and 1980s, with later phases and infill extending into the 2000s. The northeast quarter of the neighbourhood, situated directly across from the University of Waterloo, features exceptional, high-end homes resting on large, impressive lots surrounded by mature trees. More moderately priced single-family homes, back-splits, and traditional two-storeys can be found south of Keatsway Drive and in the western portions. Closer to Erb Street and Westmount Road, the housing mix expands to include low-rise apartments, condominiums, and townhouse complexes. The community is diverse demographically, blending long-term resident families, professionals, and rental housing catering to students and working people.
Construction & Mechanical Specs
The majority of Beechwood was constructed from the 60s into the late 70s, with rock lath and plaster transitioning to drywall by the 1970s. Earlier homes will either be plaster or plaster board with a plaster finish coat. Foundations are poured concrete almost always without sump pumps unless remedial work was done. Electrical service is commonly 100-amp, with breakers and copper wiring. On occasion, usually in the larger homes, 200 amps will be used. Water supply lines are always copper, except for newer renovations where PEX may also be used. Waste lines in the earlier eras will be cast iron with copper or galvanized branch lines. Many homes built in the 60s and into the mid 70s will have an entire copper waste line system. By the mid 70s, sewers are entirely ABS, the standard to this day.
