Development was primarily through the 1980s and 1990s, and the vast majority of homes in Upper Beechwood are two storey detached along with somewhat fewer bungalows and side splits. While a small selection of townhouse developments are available nearer the borders of this neighbourhood, the interior streets are lined entirely with detached properties with impressive frontages. Several streets are decidedly upscale featuring high end architecture, with many of the homes backing onto bush or greenspace.
Construction & Mechanical Specs
Upper Beechwood development took place over a decade or so during the 80s and 90s, making building standards fairly consistent over this period. Inside walls and ceilings are finished with drywall. Foundations are concrete with sump pumps as standard equipment except for properties earlier than 1985. Electrical service is usually 100 amp breaker with copper wiring in a typical home. Larger properties, or renovated ones, may have an upgraded 200 amp panel instead. Renovated or infill homes may have PEX water supply, with all of the original properties using copper instead. Waste sewer lines are ABS, the current industry standard.
