Alpine

Alpine is a small, affordable neighbourhood in south Kitchener, situated just south of Ottawa Street and the Conestoga Parkway, bounded by Courtland Avenue and Strasburg Road. The northern portion features a mix of commercial establishments, while the rest of the neighbourhood consists of quiet, established residential streets. If you’re a car commuter, expressway access is quick and easy. If you prefer fast public transit, the ION LRT runs right along Courtland Avenue.

In the southern reaches of the neighbourhood, you will also find a selection of low-rise rental properties. Built predominantly between the late 1960s and early 1990s, the housing stock gives the neighbourhood a mature, settled atmosphere with generous lot sizes compared to newer areas.

Construction & Mechanical Specs

Homes built throughout the late 1960s and into the early 1970s feature poured concrete foundations, 100-amp electrical breaker panels, and copper water supply lines. Waste piping transitions from cast iron and copper in the earliest builds to modern ABS from the mid-1970s onward. Copper wiring is standard across almost all properties here, though homes built between 1975 and 1985 can occasionally contain aluminum wiring. Properties built from roughly 1985 onward feature standard exterior weeping tiles and sump pumps to manage drainage, Foundations from the earlier eras have aged well and show remarkably little cracking over time, a good thing given the lack of sump pumps back in the day.
