Property Styles & Layouts
Built out through the early 21st century, from the 2000s into the 2010s, Clair Hills features a thoughtful mix of mostly single family residential real estate. The heart of the neighbourhood is dominated by two storey detached homes of a variety of sizes, with either single or double car garages. Towards the southern boundary nearest Erb Street, the housing inventory shifts to include freehold and condominium townhomes, as well as some semi detached properties. Construction & Mechanical Specs
Clair Hills construction ran from the early 2000s into the 2010s, so building standards and materials adhere pretty closely to modern Ontario Building Code regulations. Construction is timber frame with brick, siding, or a mix of the two for exterior cladding. Interior walls and ceilings are finished with drywall. Foundations are poured concrete with sump pumps. Electrical service is copper with 100 amp breaker panels being the most common. Some of the larger homes have 200 amp panels as do homes with electric chargers. Plumbing supply can be either copper in the earlier builds or PEX as the homes become newer in age. In all cases, waste sewer lines are ABS.
