Doon South

Doon South is one of Kitchener’s newest neighbourhoods, but its roots stretch back more than 200 years. Before today’s subdivisions were built, this area formed part of the historic Village of Doon, one of Waterloo Region’s earliest settlements. Development didn’t really begin until the late 1990s, and the neighbourhood has continued to grow ever since, with new homes still being built north of New Dundee Road in the western portion of the community.

Today, Doon South offers a mix of detached homes, freehold and condominium townhomes, and low-rise condominiums at a variety of price points. The earlier phases of development generally feature larger lots and more mature landscaping, while the newer sections offer contemporary home designs and modern floor plans. Along Doon Village Road, you’ll still find pockets that retain some of the area’s original rural character.

What to Expect From Homes in This Neighbourhood

Because homes in Doon South range from historic properties to brand-new construction, you’ll find a wide variety of building materials, construction techniques and mechanical systems.

The oldest homes in the area can be more than 100 years old. While knob-and-tube wiring is now quite uncommon, it’s still possible to find older fused panels in homes that haven’t been extensively updated. Most homes are wired with copper, although properties built roughly between 1975 and 1985 (rare in Doon South) may contain aluminum wiring. Many of the larger newer homes will have 200-amp service as an upgrade.

Plumbing has also changed over the years. Older homes typically have copper water supply lines, while PEX became increasingly common through the 1990s and is now standard in new construction. Sewer lines in older homes are generally cast iron or copper, with ABS plastic becoming the standard from the mid-1970s onward.

Foundations have evolved as well. Older homes generally have poured concrete foundations without sump pumps and, in my experience, often show less cracking than many newer homes. Modern homes commonly include sump pumps and improved drainage systems that help reduce the risk of water entering the basement, even though cracking is much more common.

Personally, I think each generation of homes has its strengths. Older homes often offer better craftsmanship, mature lots and solid construction, while newer homes benefit from improved insulation, quieter interiors, greater energy efficiency and more modern layouts. Heating and cooling equipment is also much more efficient today than it was twenty or thirty years ago, although modern furnaces, heat pumps, air conditioners and water heaters generally don’t last as long as many of their older counterparts. A modern furnace typically has a service life of about 20 to 25 years.

What I Like About Doon South

One of the things I like most about Doon South is that it doesn’t feel like a typical cookie-cutter subdivision. The neighbourhood is broken up by woodlots, creek corridors and natural areas, giving it a much greener feel than many communities built during the same period. Despite being only minutes from Highway 401, most of the neighbourhood feels surprisingly quiet.

While many buyers are initially drawn to the newer homes, I think the real appeal is the lifestyle. Families have access to excellent parks, trails, recreation, schools and shopping without feeling like they’re living in the middle of a busy urban area.

Who Is Doon South Best For?

Doon South is particularly popular with families, professionals and anyone looking for newer construction in south Kitchener. It’s also a great choice for buyers who commute to Cambridge, Milton, Mississauga or Toronto thanks to its quick access to Highway 401.

If you’re looking for an established neighbourhood with century homes and vibrant urban streets, Doon South probably isn’t the best fit. But if your priorities include modern homes, plenty of green space, excellent recreational opportunities and convenient highway access, it’s one of the neighbourhoods I recommend most often.

Highway 401 is just around the corner, making travel to Cambridge, the western GTA and beyond especially convenient.
