Doon

Doon is a small, scenic neighbourhood in south Kitchener, sandwiched between Homer Watson Boulevard and the Grand River. The original village of Doon, dating back 200 years, was situated here and absorbed by Kitchener decades ago. Almost nothing of the original remains. More recent development occurred in several stages throughout the years, creating a neighbourhood that blends nature with a fairly wide range of property types and ages.

Moving into the 1970s and 1980s developments, the community shifts into a classic suburban feel dominated by single-family detached homes on spacious yards. The neighbourhood’s newer pockets, built from the 2010s onward, feature contemporary single-family homes and townhouses with open-concept floor plans and modern finishes. Location heavily dictates the setting here: homes close to the Grand River feel wonderfully secluded with custom builds on large, private lots, while areas closer to Conestoga College transition into dedicated student townhouses and high-density rentals.

Construction & Mechanical Specs

Homes built in the earlier eras feature poured concrete foundations, 100-amp electrical panels, and copper water supply lines, with waste plumbing transitioning from cast iron to copper main stacks and branch lines. Properties from the 1970s and 1980s have standard ABS waste lines and copper supply. Wiring is usually copper, although some homes built between 1975 and 1985 were spec’d with aluminum. Properties built from 1985 onward benefit from exterior weeping tiles and sump pumps to manage groundwater ingress. In the developments from the 2010s and up, homes are built to contemporary standards, including better insulation, PEX supply lines, ABS waste lines, high-efficiency mechanical systems, and occasionally 200-amp electrical panels in the largest newest homes.

What I like most about Doon is its unique balance of quiet natural beauty and location. Parts of the neighbourhood near the river feel completely secluded and peaceful, surrounded by green space and mature landscapes. I’ve caught bass a few times from the riverbank here. Despite this quiet atmosphere, Doon sits right at Kitchener’s southern border. With Highway 401 and Conestoga College marking its southern edge, it offers one of the fastest and easiest commutes in the entire region.

Who Is Doon Best For?

Doon is ideal for highway commuters who need quick access to Highway 401 for travel toward Cambridge, Guelph, or the GTA. It’s also a perfect location for families with kids attending Conestoga College, allowing students to live comfortably at home.

If you appreciate privacy, large lots, and immediate access to nature without giving up proximity to major transit routes, Doon is a great fit. Real estate investors will also find long-term rental demand in the pockets surrounding the college campus.
