Grand River North and South are two east end developments running alongside the Grand River in Kitchener. They’re bounded by Lackner, Highway 7 and Chicopee to the south. Expressway and 401 access is good but only 3 bus routes serve these two neighbourhoods. The closest LRT access is Fairview Mall.

Grand River North is the older, smaller and more fully developed of the two. The northern parts backing onto Victoria are commercial and were built out decades back. Housing is mostly the mid nineties onward but there are a few older homes from the late 1970s as well. The area still has some room to build and new properties are currently underway. Housing is almost entirely single detached, semis and townhomes.

Newer Grand River South is a considerably larger neighbourhood. There’s a lot of new construction and most of the housing is 2005 or newer. There’s a broader mix of housing styles here including condos, townhouses and semis as well as single detached homes.

Both neigbourhoods boast expansive greenspaces with walking trails. It’s an absolutely fantastic place for canoeists and nature lovers with the Grand River right there. You could portage your canoe to the river in 5 minutes or less. Chicopee and Bingemas are a lot of fun too. The local schools overall are quite good and are either in the neighbourhood or close at hand. Grocery stores are plentiful.
