Lexington and University Downs are two small east end Waterloo neighbourhoods sitting just to the east of Bridge St. and directly south of Eastbridge. University Downs marks Waterloo’s south east boundary with Kitchener. The border here is straddled by the Kiwanis Park subdivison. The area has good public transit and almost instant expressway access, making for easy commutes around town and to the 401.

There is a good selection of single detached homes, towns and semis across a broad price range in both suburbs. Lexington is the more developed of the two and is the most consistent age wise. Most of its properties date from 1990 to 2005, although there are quite a few older properties from the 70’s, and earlier, to the north.

University Downs also has some portions that are old and almost rural, dating back to the 1940s or so, mostly along Woolwich. But the majority of the homes here date from the 90’s forward. Homes built in Kiwanis Park are generally 2015 or newer and development is ongoing. Much of the older properties and vacant land will be redeveloped over the next few years.

These neighbourhoods are great places to live with local schools in the vicinity for your children to attend. Nearby attractions include Bechtel Park, Grey Silo Golf Course, the RIM Park facility, Kiwanis Park and Conestoga Mall. You’ve got good choice for groceries and the Farmers Market is nearby too.
