VICTORIA HILLS

Victoria Hills

West Kitchener’s Victoria Hills is a mature, established neighbourhood positioned between Fischer-Hallman Road and Belmont Avenue. Bounded by the railway tracks to the north and Highland Road to the south, this convenient residential community provides a balanced mix of accessible suburban living, greenspace, and exceptional transit connections.

The neighbourhood’s central location makes commuting around Kitchener and across Waterloo Region seamless. Drivers can reach the Conestoga Parkway quickly via Fischer-Hallman Road or the south end of Belmont Avenue, providing smooth travel out to Highway 401 in under 30 minutes. For commuters headed toward Guelph, Victoria Street offers a direct east-west corridor. Public transit is equally robust, with four separate Grand River Transit bus routes running through the neighbourhood to connect residents directly to the ION Light Rail Transit line.

What to Expect From Homes in This Neighbourhood

Housing in Victoria Hills offers an approachable entry point into Kitchener’s real estate market, featuring a diverse spectrum of mid-century single-family homes, semi-detached properties, townhomes, and multi-unit residential buildings.

Property Styles & Layouts

The neighbourhood’s layout transitions distinctly from east to west. The eastern portion, closer to Belmont Avenue, features a concentration of multi-family low-rise rental complexes, commercial properties, and established multi-storey residential buildings. Moving west of Westmount Road, the streetscape transitions into a more traditional suburban feel. Single-family detached homes are predominantly smaller 1950s to 1970s brick bungalows, classic side-splits, and functional back-splits, complemented by pockets of semi-detached homes and freehold or condo townhomes built up through the 1980s.

Construction & Mechanical Specs

Because home construction in Victoria Hills spans the 1950s into the 1980s, structural elements reflect the evolving building standards of those decades. Homes built in the 1950s and early 1960s feature plasterboard (rock lath) with a plaster finish coat, while homes from the late 1960s onward feature modern taped-and-mudded drywall. Foundations across all eras are poured concrete. Electrical systems feature 100-amp breaker panels with copper wiring. Plumbing stacks in the earlier properties are cast iron paired with copper or galvanized branch lines. Mid 70’s and newer will be entirely ABS. Water supply lines for all eras will be copper.

What I Like About Victoria Hills

What stands out most about Victoria Hills is the abundance of natural green space seamlessly integrated with central urban convenience.

Having the Filsinger Natural Area and Monarch Woods running right through the community gives residents immediate access to peaceful, forested walking trails and winding creeks without leaving their backyards. Combined with quick access to the boutique shops of Belmont Village, Victoria Hills balances natural outdoor beauty with convenient urban living.

Who Is Victoria Hills Best For?

Victoria Hills is an ideal choice for first-time home buyers, young families, real estate investors, and active retirees looking for strong overall value in an established central location.

It is particularly well-suited for buyers seeking affordable single-family bungalows, side-splits, or semi-detached homes on mature lots, as well as commuters wanting quick access to transit routes and main arterial roadways.

Also Nearby

Residents have access to extensive shopping, dining, and daily amenities along Highland Road and throughout Belmont Village and Highland Hills Mall. Grocery shopping is fast and convenient, with options including Central Fresh Market, Food Basics, Sobeys, and the Real Canadian Superstore all nearby.

For sports and recreation, the neighbourhood is packed with facilities. Queensmount Arena hosts hockey, lacrosse, and public skating, while the KW Gymnastics Club, Victoria Hills Community Centre, and local parks like Gzowski Park offer excellent community programs and outdoor recreation. While A.R. Kaufman Public School sits directly inside the neighbourhood boundaries, several additional public and Catholic schools serve the surrounding catchments.
